Read this before you buy
- Council approval is mandatory. A secondary dwelling needs development approval and a building permit everywhere in Australia, and many councils restrict whether one is allowed on your block at all, how big it can be, and how far it must sit from boundaries. Confirm this before committing to anything.
- Delivery is two separate lifts. The halves travel individually and are joined on site, which usually means a crane and a day’s work — not included in the price.
- Site works are not included: footings or a slab, water, sewer or septic, stormwater and electrical connection.
- Budget realistically. Between approvals, site works, craneage and connections, the delivered-and-connected cost is meaningfully above the purchase price. We will give you an honest estimate if you tell us about your site.
